Resolutioners.
From resolutioner to disciplined warrior.
It's that time of the year again – post-holidays, gym packed to the brim with resolutioners. Now, don't get me wrong; I've been there. I used to be that person, fueled by the guilt of holiday indulgence, signing up for a new gym membership or swearing off carbs for the umpteenth time. But let me tell you, my perspective has shifted, and now, I'm not exactly thrilled about the gym in January.
Don't get me twisted; I'm all for people getting healthy and making positive changes. But here's the deal – motivation is an unpredictable friend. It shows up after the holidays like an unexpected guest and leaves just as quickly. And when it's gone, discipline is what separates the contenders from the pretenders.
The Gym Scene Post-Holidays
Picture this: you walk into the gym, and you have to navigate through a maze of new faces. Treadmills are in a race, weights are a hot commodity, and the fitness classes? Well, they're standing room only. The congestion is real, and I get it; everyone's eager to kickstart those resolutions.
Motivation vs. Discipline
Here's the cold, hard truth – motivation is BS. It's bright, it's exciting, but it's not gonna last. And that's when discipline must take over. Most people fall off the wagon because they mistake motivation for a long-term commitment.
The Resolution Game Plan
Now, here's my advice for resolutions – start small and build. Rome wasn't built in a day, and your dream physique or career goals won't be either. Instead of diving into the deep end and burning out, dip your toes in gradually. It's about making sustainable changes that you can actually stick to.
Physical Resolutions: Nutrition and Workouts
For me, it's about staying disciplined in my nutrition and workouts. No crash diets, no extreme regimens (well, maybe.) – just a commitment to a balanced, sustainable routine. Everyone is different! Just find what works best for you.
Career Resolutions: Growing and Learning
Resolutions aren't just about the gym; they extend to our careers too. My focus? Growing my business and educating myself on wealth, investing, and real estate. It's not a sprint; it's a marathon. Setting achievable goals and continuously expanding my knowledge – that's the plan.
Consistency Wins the Day
Now, here's the secret sauce – consistency. Show up day in and day out. As "Skip" always used to say, get 1% better today. It's not about the drastic changes; it's about the small, consistent efforts that compound over time.
The Bottom Line
Whether you're a seasoned gym-goer or a resolutioner hitting the weights for the first time, remember that change is a journey, not a sprint. Embrace the chaos, but let discipline be your guiding light when motivation decides to take a back seat. And who knows, maybe next January, you'll be the one offering a nod of understanding to the newcomers while staying true to your disciplined path.
Stay disciplined, stay focused, and cheers to a year of sustainable growth!
Cold Plunging.
Conquering fears, building a tribe, and unveiling the benefits of daily immersion.
Ever thought about taking the plunge, literally? I recently dove headfirst into the world of cold plunging, and boy, has it been a wild ride. This blog is all about the perks, the science behind it, and my personal journey after 58 days of dunking myself into icy waters every single morning.
The Cold Plunge 101:
Cold plunging is pretty straightforward – you immerse yourself in freezing water for a short stint. Sounds crazy, right? But there's science behind it. The cold shock sends endorphins surging, revs up your circulation, and even cranks up your immune system. Plus, it kickstarts the production of brown fat, doing wonders for your metabolism.
Battle of the Mind:
Let me tell you, the hardest part isn't the actual plunge, it's the mental game on the way there. Your mind starts whispering, "It's gonna be freezing, why are you doing this?" But here's the trick: that mental chatter is exactly why I push through. It's a daily reminder that I can conquer doubts and fears, setting the tone for the rest of the day.
My Daily Cold Ritual:
Every morning, between 4:30 AM and 7:00 AM (depending on how brutal I want to be to myself), I make my way to the water for a five-minute dunk. It's become a ritual I look forward to. In the dark, with stars overhead, it's surprisingly peaceful. And knowing everyone else is still snoozing adds an extra layer of motivation. Who else is crazy enough to start their day like this?
From Duo to Tribe:
What began as a crazy challenge between my buddy Logan and I, it soon caught the gym's attention. The "5 AM Savages" started asking questions, and before we knew it, we had a community of fellow plungers. Shout out to Greg, Brandon, Scott, Stetson, and Jim! Now, every Saturday and Sunday at 7 AM, we gather for a mass dip at City Beach. It's turned into a fun thing – a way for like-minded folks to bond and seek that extra edge in life.
Discovering Hidden Gears:
After 58 days of this madness, I've learned a thing or two about myself. Turns out, limits are more like illusions, and fear is just a mind game. It's translated into a newfound gear in my relationships, work, and health. If I can kick off my day by hurling myself into freezing water, what can't I tackle?
Conclusion:
Cold plunging, initially a crazy concept, has become a source of power, grit, and a tight-knit community for those willing to brave the cold. As my journey shows, facing the freeze, both physically and mentally, opens up a world of self-discovery and personal triumph. In a world where comfort often holds us back, those icy waters challenge us to take the plunge into the unknown.
1031 Exchange.
A simple breakdown for Real Estate Investors.
Introduction: Real estate investors are always on the lookout for strategies that can bolster returns and minimize tax burdens. Enter the 1031 exchange, a game-changing tool that savvy investors use to defer capital gains taxes when transitioning from one property to another. In this blog, we'll unravel the intricacies of 1031 exchanges, exploring their mechanics, advantages, and key considerations for investors.
The Basics of 1031 Exchanges: A 1031 exchange, named after Section 1031 of the Internal Revenue Code, empowers investors to defer capital gains taxes by reinvesting the proceeds from the sale of one property into another of a similar nature. This provision encourages continuous investment in real estate, offering a means for investors to leverage gains for greater returns.
Key Components of a 1031 Exchange:
1. Qualified Properties: For a 1031 exchange to work, both the relinquished property (the one being sold) and the replacement property (the one being acquired) must be of a like-kind. This doesn't mean identical but rather similar in nature or character, like residential for residential or commercial for commercial.
2. Timelines: Strict timelines dictate the 1031 exchange process. Investors have 45 days from the sale of the relinquished property to identify potential replacements and a total of 180 days to complete the acquisition.
3. Qualified Intermediary: To facilitate the exchange, investors enlist the help of a qualified intermediary (QI). The QI is crucial for holding the proceeds from the sale of the relinquished property and ensuring a smooth transfer to the replacement property, preventing the investor from taking possession of the funds.
Benefits of 1031 Exchanges:
1. Tax Deferral: The primary allure of a 1031 exchange lies in the ability to defer capital gains taxes. This enables investors to retain more profits, fostering ongoing investment and wealth accumulation.
2. Portfolio Diversification: Investors can strategically use 1031 exchanges to diversify their real estate portfolios. Swapping properties in different markets or asset classes reduces risk and opens doors to emerging opportunities.
3. Increased Buying Power: Reinvesting the entire sales proceeds, including capital gains taxes, provides investors with more purchasing power. This can lead to the acquisition of larger or more valuable properties.
Considerations and Challenges:
1. Strict Guidelines: Adhering to the specific rules and timelines is crucial for a successful 1031 exchange. Any missteps may result in disqualification and immediate taxation of capital gains.
2. Like-Kind Requirement: While the definition of "like-kind" allows for flexibility, it's vital to seek professional advice to ensure the properties involved meet the IRS criteria.
3. Qualified Intermediary Selection: Choosing a reputable qualified intermediary is critical. Investors should conduct thorough due diligence to select a QI with a proven track record and adherence to regulatory requirements.
Conclusion: In the dynamic world of real estate investing, 1031 exchanges emerge as a potent tool for deferring taxes and optimizing investment portfolios. While challenges exist, the potential benefits make it a compelling strategy for investors seeking to maximize returns and build long-term wealth. As with any financial decision, consulting tax professionals and legal advisors is key to navigating the intricacies of 1031 exchanges successfully.

Water Rights.
A guide for Montana landowners.
Welcome to Big Sky Country, where the breathtaking views of Montana come with a responsibility – the stewardship of water rights. As a seasoned real estate agent well-versed in the intricacies of property ownership in this great state, I'm here to shed light on the vital importance of understanding and managing water rights for your land.
Historical Context:
To truly appreciate Montana's water rights, we must dive into the state's rich history. Our water laws are deeply rooted in federal and state regulations, with the prior appropriation doctrine being the anchor. It's this doctrine that dictates water usage, based on seniority and beneficial use, a critical consideration for any astute landowner.
Prior Appropriation Doctrine:
In a nutshell, the principle of "first in time, first in right" governs Montana's water rights. As a landowner, you'll want to grasp the nuances of this doctrine, ensuring that you can efficiently use water resources on your property. This may involve securing permits from the Montana Department of Natural Resources and Conservation (DNRC) and adhering to regulations that govern water use.
The Montana Department of Natural Resources and Conservation (DNRC):
When it comes to water rights, the DNRC is your go-to resource. Engaging with the DNRC is a crucial step in the process of obtaining permits, transferring existing rights, or navigating changes in land use that could impact your water usage. Remember, water rights are assets that can be bought, sold, or leased, and the DNRC is your ally in managing these transactions.
Riparian Rights vs. Appropriative Rights:
In the Montana water landscape, there are two key types of rights: riparian and appropriative. Riparian rights grant reasonable water use to those whose land borders a water source, while appropriative rights are tied to beneficial use and priority dates. As a savvy landowner, understanding how these rights apply to your property is essential, especially in areas where riparian land meets the criteria for appropriative rights.
Navigating Change:
Montana's water scene is dynamic, with factors like population growth and climate change impacting water availability. As a landowner, staying informed about changes in water laws and regulations is not just a legal obligation – it's a strategic move. Actively participating in water management discussions at the local and state levels ensures you're not just a property owner but a responsible custodian of our precious water resources.
Conclusion:
In Montana, water rights are more than legal considerations – they are the backbone of responsible land stewardship. As your trusted real estate advisor, I'm here to guide you through the complexities of water rights, ensuring you play an active role in shaping the water future of your property and our great state. Together, let's ensure the legacy of your land endures for generations to come.

Decoding the Deeds.
A closer look at property covenants in Montana.
Montana's beautiful terrain makes it a magnet for property buyers seeking a piece of the Big Sky Country. But before diving into property ownership in Montana, it's crucial to understand the fine print of property covenants. These legal agreements wield significant influence over your experience as a property owner, making it imperative to decipher them before sealing the deal.
What Are Covenants?
Property covenants are rules set by developers or homeowners' associations to maintain a specific standard or preserve a neighborhood's character. These rules cover a range of aspects, from architectural styles to land use and landscaping, impacting the way you can use and develop your property.
Why are Covenants Important?
1. Preservation of Aesthetics: Covenants aim to maintain a consistent neighborhood aesthetic, dictating rules on structures, landscaping, and even paint colors. Understanding these guidelines helps you envision personalizing your property while respecting the community's overall look.
2. Land Use and Restrictions: Montana's diverse terrain allows for various land uses, but covenants may specify restrictions on farming, commercial activities, or other purposes. Knowing these restrictions ensures your planned use aligns with the covenant guidelines.
3. Community Standards: Covenants set community standards affecting daily life, such as noise levels, outdoor lighting, and pet regulations. Knowing these rules in advance prevents surprises post-purchase.
How to Understand Covenants:
1. Review Documents Thoroughly: Obtain a copy of the property's covenants and carefully read them. Pay attention to any restrictions or requirements affecting your intended use of the property.
2. Consult with Professionals: Consider consulting a real estate attorney or a local expert familiar with Montana's property laws. They can help decipher the legal language and provide insights into how covenants may impact your property ownership.
3. Ask Questions: Don't hesitate to seek clarification on unclear terms or conditions. Understanding everything upfront is better than discovering unforeseen restrictions after the purchase.
Conclusion:
Purchasing property in Montana is an exciting venture, but it comes with the responsibility of understanding property covenants. Thoroughly reviewing these agreements will not only help you make an informed decision but also contribute to a positive and cohesive community living experience. As you embark on this journey, remember that knowledge is the key to unlocking the full potential of your Montana property ownership.
Unlocking November Real Estate Potential.
Why buying or selling in the off-season is a smart move.
In real estate, November often gets overlooked as a quieter time. However, this month holds unique advantages for both buyers and sellers, offering an underrated opportunity to make significant strides in the market.
For Buyers:
1. Less Competition, Better Deals: With fewer buyers on the scene, you'll face less competition. This can lead to more negotiation power and potentially better deals on properties.
2. Motivated Sellers: Sellers looking to close deals before the year ends might be more flexible in their terms and pricing. This could work to your advantage.
3. Insightful Market Viewing: The off-season is the time when properties truly show their colors. Winter conditions in places like Montana can highlight how a property performs in adverse weather, giving you a clearer picture.
For Sellers:
1. Serious Buyers, Faster Sales: Even though there might be fewer buyers, those active during this period are usually serious about making a purchase. This means more efficient and quicker transactions.
2. Stand Out Amidst Fewer Options: With fewer properties on the market, your listing can grab more attention. This could attract buyers looking for a home and ready to make a decision.
3. Timely Transactions: Some buyers are looking to settle in their new homes before the year concludes, potentially speeding up the sale process.
In Conclusion
November might seem like an unlikely time for real estate transactions, but in Montana, it presents a golden opportunity. The quieter market allows buyers to negotiate better and sellers to find more serious buyers.
Whether you're looking to buy or sell, consider the benefits November's off-season presents. Partner with me, a local real estate professional to leverage this unique window of opportunity in the Montana real estate world.
Project 100
The blueprint to elevate mind, body, and career.
The power of transformation lies not only in change but in consistent and purposeful commitment. For me, this commitment takes the form of "Project 100," a challenge I've designed to push my physical, mental, and professional boundaries. If you're familiar with "75 Hard," you'll recognize Project 100 as my personal extension of this challenge.
At the time of writing this blog, my journey began nine days ago. As you read this, we are on day 11. I've roped in a friend who's walking this path with me on the physical front. The impacts and benefits are already substantial, thanks to the early dedication to the routines I've set in place.
Physical Transformation: Pushing Boundaries
The physical aspects of Project 100 involve a series of disciplined activities aimed at optimizing my health and well-being:

These activities not only strengthen my physicality but also prepare me mentally for the day ahead.
Nutrition: The Fuel for Transformation
To complement the physical exertions, a specific diet is an integral part of the challenge:

Conservation Easements.
Balancing tax benefits and land preservation.
Growing up on a family ranch is a great privilege that instills deep values and knowledge about land stewardship, property taxes, operating costs, and community. The land becomes more than just a property; it becomes a part of the family's identity, rich with memories and history. In this blog, we'll explore the world of conservation easements, their pros and cons, and how they intersect with the love for land and ranches. As someone passionate about preserving the legacy of family ranches, I've learned valuable lessons about the land, its significance, and the remarkable people who call it home.
Conservation Easements: Preserving the Heart of the Land
Conservation easements are legal agreements that allow landowners to protect the natural and cultural values of their property while limiting future development. These easements are crucial for maintaining the character of the land, protecting wildlife habitat, open spaces, and scenic beauty.
Pros of Conservation Easements
Tax Benefits: One of the primary benefits of conservation easements is the significant reduction in property taxes. By voluntarily giving up some development rights, landowners can lower the property's market value, thus reducing their property tax burden. This provides economic relief, allowing families to hold onto their cherished lands without undue financial strain.
Preservation of Land: Conservation easements ensure that the land remains intact for future generations. They safeguard not only the natural beauty of the landscape but also the history, memories, and traditions woven into the fabric of the property.
Environmental Impact: Easements contribute to the broader environmental health, protecting ecosystems, biodiversity, and water quality, which benefits not only the landowner but the entire community.
Cons of Conservation Easements
Development Restrictions: While preserving the land, easements do place certain restrictions on land use. For some, this can be seen as a drawback, as it limits the property owner's ability to make changes or generate income through development.
Permanent Commitment: Conservation easements are typically permanent, binding both current and future owners to their terms. Some might find this a limitation, especially if they envision a different future for the land.
Growing Up on a Family Ranch: Lessons and Legacy
Living on a family ranch imparts essential life lessons, many of which are invaluable in the world of land and ranch sales. The ranch is more than just a piece of earth; it's a part of the family's identity and history, filled with memories of hard work and traditions.
Property Taxes and Operating Costs: Ranch life teaches the necessity of practical financial management, emphasizing property taxes and operating costs. Finding creative ways to offset expenses, like diversifying revenue streams, becomes a part of daily life.
Community and Neighbors: Respect for neighboring properties and cooperation with fellow ranchers are crucial for maintaining peaceful coexistence. It's these strong community bonds that make the world of ranches and land sales so special.
Conservation Easements: Protecting the Ranching Legacy
For those who grew up with a family ranch and hold deep affection for the land, conservation easements offer a bridge between economic stability and land preservation. They embody the values of hard work, loyalty to the land, and dedication to the community.
In conclusion, my upbringing on a family ranch has taught me invaluable lessons about the land, the people who call it home, and the importance of preserving the legacy of these properties. As I move forward in the world of land and ranch sales, my aim is to connect with people who share the same passion for preserving the rich history and natural beauty of these lands. They are my kind of people—hardworking, loyal, and dedicated to maintaining the tradition of the outdoors. Land, ranches, and the great outdoors are not just what I love; they are who I am.
Love.
The driving force behind everything.
Amidst all my life's pursuits, love has been the main source of fuel for various aspects of my journey: my career in real estate, my love for sports, and the deep affection I hold for my wife and daughter.
Love for Real Estate
My love for real estate goes beyond transactions and properties. It's about creating real relationships, understanding people's aspirations, and helping them achieve their goals. Every contract I write, every deal I negotiate, and every luxury property I tour is a testament to my passion and dedication to this field. The willingness to learn and adapt plays a crucial role, shaping my love for the game of real estate. It's the love for the craft that drives me to strive for excellence, not just for myself but for those I serve.
Love for Sports
Sports have been a significant part of my life, shaping my character and influencing my approach to business. From the lessons of competition, resilience, teamwork, and leadership, the love for sports has become an intrinsic part of who I am. Even today, I continue to indulge in playing and competing, finding joy in coaching, and sharing my sports knowledge with younger generations. This love for sports seamlessly translates into the business world, empowering me to compete for leads, negotiate deals, and navigate through the challenges that come my way.
Love for My Family
The love I feel for my wife, Erin, and daughter, Charlee, is a love that defies description. It's an unconditional love that constantly inspires me to be a better person. I strive to demonstrate a love that is reliable and consistent, setting an example for Charlee on how a man should love and treat a woman. Erin has brought immeasurable positive change into my life, pushing me to believe in myself and embrace healing from past traumas. She has taught me that love begins within and radiates outward.
Love for Myself
Learning to love myself has been a journey of self-discovery and growth. It’s a continuous work in progress. It's about accepting my imperfections, acknowledging my strengths and weaknesses, and allowing myself to be human. For a long time, I hid my insecurities and sought to be perfect for others. But as I've grown, I've realized that true love starts within. Loving myself has empowered me to love others deeply, building stronger and more meaningful relationships.
In conclusion, love is the constant that holds our life together. Love is genuine, imperfect, and a commitment to growth. It's a daily choice to put in the work, weather the ups and downs, and grow together. Love is not always easy, but unquestionably worth the effort. Just as in real estate, where one must withstand the market's ebbs and flows, or in sports, where victory comes after battling adversity, love requires persistence and determination. The storms of uncertainty and challenges may shake our foundations, but when we endure and persist, we will ultimately find ourselves basking in the sunlight, grateful for the journey, and coming out stronger for having persevered.
Health is Wealth.
A personal journey in search of strength and wisdom.
I've come a long way on my journey through life, and one truth stands out: if we don't have our health, we have nothing. This truth hit me hard because I was once the person living for the weekends, not truly embracing the life I was living. My natural tendencies leaned towards laziness and complacency, always opting for the easy route rather than embracing challenges. But life has a way of teaching us valuable lessons, and I've learned that to be the best version of myself, I need to push against my own inclinations and strive to overcome personal obstacles.
Embracing a Positive Addiction
Here's a crucial piece of my journey: I have an addictive personality. I was once addicted to numbing my reality with substances like weed and alcohol, trying to pass the time of my mediocre life. However, I realized that my addictive personality could be a powerful tool for transformation. I decided to channel it towards something positive, becoming addicted to being a better husband, dad, real estate agent, athlete, and everything else that mattered.
An addictive personality isn't inherently bad; it's a potent force that, when harnessed in the right direction, can drive us to achieve remarkable feats. It's all about finding the right things to be addicted to, things that enhance our lives and the lives of those around us.
A Transformation of Priorities
In the past, I used to be content with mediocrity, succumbing to the daily grind and dreading each day. But I made a conscious choice to change that narrative. I decided to prioritize my health and well-being, not just for myself, but for my family too. I didn't want to be the person who preached "do as I say, not as I do." I wanted my actions to speak louder than words, to be an example for my loved ones.
Elevating Every Facet of Life
A commitment to fitness isn't just about sculpting a great physique; it's about empowering ourselves to lead successful, fulfilling lives. Our health supports our professional endeavors, fuels our relationships, and enriches our personal experiences. It allows us to be more present, energetic, and engaged in every aspect of our lives.
The Mind-Body Connection: Breaking the Mold
Understanding the intricate connection between the mind and body was a turning point. I recognized that my physical health deeply impacted my mental well-being, and vice versa. Neglecting one meant undermining the potential of the other. I embraced the notion that challenging my body and mind was a way to break free from my natural tendencies and rise above the confines of my comfort zone.
Rising Above Negativity: A New Perspective
I used to believe that life was a struggle, and I carried that negative energy with me everywhere. It affected my relationships and my ability to motivate others. But as I embraced the power of fitness, I shed that negativity. Now, I am relentless in my pursuit of progress, and I strive to be a source of inspiration for those around me.
Leading by Example: Do as I Do
Now, I'm the person who doesn't wait for the weekend to live. I am constantly challenging myself, setting personal goals, and finding joy in the journey. I know my family is watching, and I want them to emulate my actions. I believe in leading by example, showing them that a life filled with determination, hard work, and a focus on health is a life well-lived.

Charlee’s Birth Story.
To our baby girl and the day that changed our lives forever.
My dearest Charlee Burr,
You graced our lives with your presence on September 29th, 2023, at exactly 6:44 PM, measuring 19.5 inches long and weighing a perfect 7 pounds.
The day began at Logan Health Birthing Center where, at midnight, we were administered for your induction. The stage had been set and the journey to welcome you into this world had begun. Mom, a trooper through and through, had her patience tested and bravely faced the challenges that came her way. The IV nurse pricked your mom four times before one vein held, which finally allowed this extraordinary journey to begin. Not the start we were hoping for.
Dr. Winterton, our guiding light throughout this entire pregnancy journey, broke your mom's water, signaling the start of your grand arrival. The contractions began, growing stronger and more intense, their rhythm unwavering—every 2-3.5 minutes, lasting nearly a minute each. The pain was etched on your mom's face, a pain that I had never seen her endure before. My heart ached, wishing I could bear that pain for her, to shield her from every moment of discomfort.
At 4.5 centimeters, the pain led your mom to opt for an epidural, seeking some relief. Ironically, the first epidural, although "placed perfectly," failed to take effect, adding a touch of humor given your mom's hatred for needles and the IV predicament she experienced just a few hours before.
The absence of the epidural doctor led us to endure a few more hours of labor naturally, almost reaching 8 centimeters dilation, edging closer to the pushing stage. When the second epidural finally took effect, your mom caught a moment of pain relief before the challenging task of pushing.
Throughout this rollercoaster journey, a remarkable OB nurse named Barry stood by our side, a beacon of calm amidst the whirlwind of emotions. He not only kept us informed but also shared stories, lightening our mood during this challenging time. As the hours passed, we found comfort in hunting adventures, showcasing your mom's badass skills and resilience.
One of the most precious moments occurred before Dr. Winterton's arrival when OB Barry entrusted your mom and me to initiate the final stages of labor. I was holding both your mom’s legs up in the air, while counting down ten seconds for every push. It was an intimate, breathtaking experience, just your mom and me, focused on bringing you into this world. I will never forget that!
An hour of pushing brought us to the climax, the room was alive with anticipation. With each push, your little head emerged, a beautiful promise of your long-awaited arrival. After a few more pushes and 17 hours later, there you were, our precious Charlee Burr. You, Charlee, were the most perfect thing I had ever seen. Besides your mom, of course.
When Dr. Winterton placed you on your mom’s chest, the emotions overwhelmed all of us. Charlee, the tears you shed were just a natural reaction to leaving the warm haven within your mom’s belly. But there your mom and I were, tears flowing down our faces because of the joy, relief, and unconditional love. In that very moment, the discomfort of your mom’s pregnancy, the pain of her daily gestational diabetes tests, the long labor process, the chaotic hospital room—all of it faded away. Nothing else mattered. My whole world was right there in front of me… my two beautiful girls. An indescribable love came over me as I gazed upon the miraculous creation we had brought into this world. You, Charlee.
Amidst all those tears and overwhelming love, I want you to know this, my sweet Charlee… You are and forever will be the best thing that has ever happened to us. We promise to stand by you, love you unconditionally, and support you in every step of this beautiful adventure called life.
Love,
Dad

In the vast landscapes of Northwestern Montana, being a real estate agent is like riding a roller coaster. The twists and turns of this market are nothing short of thrilling, bringing moments of triumph and the occasional dip in momentum. Lately, the ride has been more exhilarating, with multiple contracts experiencing premature endings due to the dance of interest rates and the prudent advice of financial consultants. Let’s embark on this ride together and share insights on our experiences and predictions for the future of real estate in our beloved Northwestern Montana, as well as what we foresee on a national scale.
A Market in Flux: Unpredictability and Contract Terminations
Recent weeks have seen a surge in contract terminations, a scenario we haven't witnessed in quite a while. The culprit? Interest rates on the rise and cautious financial advisors. These higher rates translate to increased mortgage costs for potential buyers, causing them to pause and reconsider their investment. As financial advisors advise caution in anticipation of a possible market correction, it's not surprising to see this cautious approach affecting deals in progress and potentially impeding new ones.
A Tug of War: Days on Market and Inventory Woes
Here, in Northwestern Montana, we are experiencing a shift towards a semblance of normalcy concerning days on market. The frenzy of buyers snapping up properties in record time has subsided. However, this moderation in days on market is accompanied by a growing concern - a significant decrease in available inventory. The limited property choices have created a challenging scenario, pitting buyers against each other, driving up prices, and sometimes resulting in a wave of multiple offers on a single property.
Future Gazing: Navigating Northwestern Montana’s Real Estate Landscape
In our region, the balance is delicate, and it's crucial for us agents to find the equilibrium. The low inventory, coupled with the rise in interest rates, has created a scenario where some buyers are taking a step back, reevaluating their purchasing decisions. While this could mean a potential slowdown, the allure of our stunning Montana landscapes remains a compelling factor for many.
Peering Beyond my Borders: A National Real Estate Synopsis
Zooming out to a national view, the real estate market is a dance of complexity. The delicate interplay between interest rates and inventory shortages is a challenge across the board. It’s a tug of war between the effect of rising rates on buyer decisions and the pressure exerted by the limited availability of properties. Breaking Free.
A Blue-Collar Kid's Journey to Luxury Real Estate.
Growing up as a blue-collar kid, I was raised with certain beliefs about money that had been passed down through generations. These beliefs were deeply ingrained: get a job with good benefits, avoid the pursuit of wealth, and view those with money with skepticism. These self-inflicted thoughts created a mental barrier that held me back from achieving my dreams. But as I embarked on a journey into the world of luxury real estate, I discovered that breaking free from these limitations was essential to finding success and fulfillment.
The Blue-Collar Mentality:
The blue-collar mentality is built on principles of hard work and job security. While these are admirable traits, they often come bundled with a suspicion of wealth. It's a mindset that views money as a source of evil and believes that people like me aren't meant to have it or be wealthy. These limiting beliefs can be suffocating, preventing us from reaching our full potential.
The Catalyst for Change:
The catalyst for my transformation was a burning desire to prove these beliefs wrong. I knew that I wanted more out of life and that I had the potential to achieve it. The first step was acknowledging that these thoughts were self-inflicted and not an accurate reflection of reality.
Reprogramming the Mind:
Reprogramming my mind was a challenging but necessary endeavor. I started by immersing myself in books, podcasts, and seminars that focused on personal development and wealth-building. I surrounded myself with individuals who had successfully broken free from similar mental constraints.
One of the critical realizations was that money, in itself, isn't evil. It's merely a tool—a means to achieve goals, support loved ones, and make a positive impact on the world. Understanding this shifted my perspective and allowed me to begin building a healthier relationship with money.
Believing in Myself:
One of the most significant hurdles was believing that I belonged in the world of luxury real estate and that I deserved success and wealth. I had to overcome imposter syndrome and the fear of being judged by others. It took time, but I began to trust my abilities and recognize that I had valuable qualities to offer.
The Journey into Luxury Real Estate:
Entering the luxury real estate market was intimidating. It was a world I had never imagined myself in, but I was determined to succeed. I honed my skills, sought mentorship, and pushed beyond my comfort zone. With each step forward, I proved to myself that I could thrive in this environment.
Celebrating Progress:
Along the way, I learned the importance of celebrating even the smallest victories. Whether it was closing a deal, receiving positive feedback from a client, or simply pushing through self-doubt, each achievement served as a reminder of my growth.
Conclusion:
My journey from a blue-collar background into luxury real estate has been both a challenge and a transformation. It has required breaking free from self-imposed limitations and embracing a healthier relationship with money. I've learned that wealth is not inherently evil, and people like me are just as deserving of success and financial well-being.
If you find yourself on a similar path, remember that your background doesn't dictate your future. Break free from self-limiting beliefs, reprogram your mindset, and believe in your potential. You deserve to thrive in whatever world you choose to enter. It's a journey, but with determination and self-belief, you can become the person you want to be and achieve the wealth and success you deserve.
Overcoming Insecurities.
My ever-evolving journey to embrace imperfections.
Insecurities – we all have them. They are like the shadows that loom in the corners of our minds, waiting for the right moment to creep in and cast doubt over our abilities, appearances, and self-worth. Insecurities can be overwhelming and devastating if we allow them to take control. In this blog, I want to share my personal, ever-evolving journey of battling insecurities and how, with time, effort, and hard work, I've managed to overcome them and foster unshakeable self-confidence.
The Weight of My Insecurities
My insecurities took many forms, from doubting my professional skills to feeling inadequate in my personal life. However, one of the most significant hurdles I faced was body image insecurity. Growing up as a "chubby" kid, I was no stranger to chubby jokes and the discomfort of never feeling confident at the pool. These insecurities followed me into adulthood, casting a shadow over my relationships, career, and overall happiness.
The Mask of Confidence
It's essential to remember that everyone has insecurities; some just hide them better than others. The person I admired for their self-assured demeanor might have been grappling with their own set of doubts and fears behind closed doors. Hell, you might think that about me. We often put on a mask of confidence to shield ourselves from judgment, but beneath the surface, we're all human, dealing with our insecurities in our unique ways.
My Path to Overcoming Insecurities
While it may have seemed like an insurmountable challenge, I realized that overcoming insecurities was entirely possible. It began with a commitment to self-improvement and self-love. Here's what I've done on my journey:
1. Self-Reflection: I started by identifying my insecurities. I asked myself what aspects of my life triggered feelings of inadequacy. Acknowledging these feelings was the first step towards conquering them.
2. Hard Work: One effective way I found to combat insecurity was through hard work. Whether it was in my career, relationships, or personal development, I put in the effort to boost my confidence. As I saw progress and accomplishments, I realized my own potential.
3. Self-Love: I cultivated self-love by treating myself with kindness and compassion. I became my own biggest cheerleader and practiced positive self-talk. I reminded myself that I deserved love and acceptance, just as I was.
4. Mental and Physical Resilience: Building mental and physical resilience was crucial in silencing those negative thoughts and feelings. I engaged in activities such as reading, writing, working out, running, hunting, and spending time in nature. These pursuits challenged me both physically and mentally, helping to build mental toughness and bolster self-confidence.
5. Focus on My Opinion: Ultimately, I shifted my focus from seeking validation from others to finding validation within. I embraced the mantra, "I don't give a fuck about other people's opinions." My self-worth should not be determined by external judgments.
A Never-Ending Journey
It's important to acknowledge that this journey to overcome insecurities is a never-ending process. Insecurities may ebb and flow, but with time, effort, and continuous work, they become less overwhelming. I've learned that as we grow, change, and adapt, so too do our insecurities. However, with each passing day, I find myself better equipped to face them head-on.
Insecurities are a part of the human experience, but they don't have to define you. Recognizing and addressing my insecurities was the first step towards regaining control over my life. By dedicating myself to self-improvement, practicing self-love, and immersing myself in the beauty of nature, I've managed to overcome these obstacles and emerge as a smarter, stronger, and more self-confident individual. I want to remind you that you are enough just as you are, and your journey towards self-acceptance can be a testament to your strength and resilience, both physically and mentally. While the path may be never-ending, it does get better with time, effort, and unwavering commitment.
Voluntary Sobriety.
Unveiling a new chapter of productivity and fulfillment.
Six months ago, I embarked on a life-altering decision that has changed my perspective on productivity, energy, and personal fulfillment. I decided to give up alcohol, and what followed was a remarkable journey of self-discovery, increased productivity, and a newfound zest for life. In this blog post, I want to share my personal experience of not drinking for the last six months and how it has positively impacted various aspects of my life.
Reclaiming Energy and Productivity
One of the most remarkable changes I've noticed during these six months of sobriety is the surge of energy I've experienced. In the past, mornings often started with grogginess and sluggishness, but now, I wake up with a renewed sense of vitality. This newfound energy has translated into heightened productivity in both my personal and professional life. Tasks that used to feel daunting are now tackled with enthusiasm and efficiency.
Without the haze of alcohol clouding my mind, I've found it easier to focus on my goals and maintain a consistent work routine. This has allowed me to excel in my career, complete personal projects that have been lingering, and even explore new hobbies that I previously didn't have the energy for. The ability to channel my energy into meaningful endeavors has been a game-changer.
Embracing the Joy of Pursuits
Sobriety has unlocked the door to pursuing my passions with unwavering enthusiasm. With weekends no longer spent recovering from nights of indulgence, I've had the chance to immerse myself in activities that truly bring me joy. Whether it's hiking, reading, writing, or spending quality time with loved ones, I've discovered that life is so much richer when not dulled by alcohol's effects.
Furthermore, the mental clarity that accompanies sobriety has allowed me to engage more deeply in these activities. I find myself fully present in the moment, savoring every experience without any interference. This has not only enhanced my personal enjoyment but also enabled me to create more meaningful memories.
Financial Gains and Efficient Time Use
Six months of not drinking have had a pleasantly surprising effect on my finances. The amount of money saved from avoiding alcohol-related expenses is astounding. Dinners, social outings, and late-night drinks at bars can add up quickly. Redirecting these funds towards experiences, investments, or savings goals has been incredibly rewarding.
Another invaluable aspect of my sober journey has been the regained time. Nights that were once spent in a haze are now filled with meaningful activities or restful sleep. The absence of hangovers and the need to recover means that I wake up each morning ready to seize the day. This efficient use of time has allowed me to pursue personal growth and engage in activities that contribute to my well-being.
Enhanced Relationships and Self-Discovery
Sobriety has also positively impacted my relationships. With a clear mind and focused attention, I've been able to nurture deeper connections with friends and family. Meaningful conversations and shared experiences have replaced superficial interactions fueled by alcohol. This has helped me appreciate the true essence of relationships and build stronger bonds.
Additionally, this period of sobriety has provided ample opportunity for self-discovery. Facing emotions, challenges, and joys without the buffer of alcohol has allowed me to grow emotionally and spiritually. I've learned coping mechanisms that are healthier and more sustainable, leading to a greater sense of self-awareness and personal development.
Embracing a Bright Future
As I reflect on the past six months, I am filled with a sense of gratitude for the transformative power of sobriety. This journey has illuminated the profound impact of our choices on our well-being, productivity, and overall quality of life. Not drinking has enabled me to reclaim my energy, indulge in my passions, save money, utilize time efficiently, and foster meaningful relationships. I’m not saying I won’t drink again… but at this time I don’t feel the need for it in my life.
If you're considering making a similar change in your life, I encourage you to take that leap. Embrace the opportunity to unlock your full potential, explore new horizons, and experience life in its fullest vibrancy. The journey might have its challenges, but the rewards are immeasurable. Here's to a future filled with productivity, joy, and a renewed zest for life.
Buy, Sell, or Stay Put?
The interest rate dilemma.
Montana's real estate market is a unique blend of natural beauty and opportunity. For both buyers and sellers, understanding the ebb and flow of the market is crucial. A key factor in this equation is mortgage interest rates. But does it make more sense to buy or sell when interest rates are high, with lower prices and demand, or when rates are low, but prices and demand are higher? Let's explore these scenarios to help you make an informed decision.
High Interest Rates: Lower Prices and Demand
When interest rates are high, it typically translates to lower prices and decreased demand in the Montana real estate market. Here's what this means for buyers and sellers:
For Buyers:
Lower Prices: High interest rates often lead to lower home prices, making it more affordable for buyers to enter the market.
Negotiation Power: With fewer buyers in the market, you may have more negotiating power and can potentially secure a better deal.
Less Competition: Reduced demand means less competition for available homes, giving you more time to make decisions.
For Sellers:
Lower Demand: High interest rates can deter some buyers, leading to fewer potential buyers for your property.
Price Flexibility: You may need to be more flexible with your asking price to attract buyers.
Longer Listing Periods: Homes can stay on the market longer in high-interest-rate environments, requiring patience from sellers.
Low Interest Rates: Higher Prices and Demand
Conversely, when interest rates are low, Montana's real estate market often sees higher prices and increased demand. Here's how this dynamic affects buyers and sellers:
For Buyers:
Higher Prices: Low-interest rates tend to drive up home prices, potentially making it more challenging to afford the home you desire.
Competitive Market: Increased demand can create a competitive market, requiring quicker decision-making and potentially facing multiple offers.
Less Negotiation Power: Sellers may have the upper hand in negotiations due to strong demand.
For Sellers:
Higher Demand: Low-interest rates can attract more buyers to the market, increasing the pool of potential buyers for your property.
Favorable Prices: You might be able to command a higher price for your home due to the competitive environment.
Faster Sales: With more buyers in the market, your home could sell more quickly.
The Decision: When to Buy or Sell
The decision to buy or sell in Montana ultimately depends on your unique circumstances and goals:
Buying When Interest Rates Are High:
Consider this if you prioritize affordability and have the flexibility to wait for a buyer's market.
If you're in no rush to buy and are looking for a good deal, high-interest-rate periods might be advantageous.
Selling When Interest Rates Are High:
Be prepared for potentially longer listing periods and be flexible with your pricing strategy.
If you're looking to upgrade or downsize, selling in a high-interest-rate environment might offer advantages on the purchase side.
Buying When Interest Rates Are Low:
Low-interest-rate periods are favorable if you want to take advantage of low monthly payments and don't mind the competitive market.
If you're planning to stay in your new home long-term, the advantages of low rates can outweigh the higher purchase price.
Selling When Interest Rates Are Low:
Consider this if you want to maximize your home's sale price and are prepared for a potentially quick sale.
You may have the upper hand in negotiations in a low-interest-rate market.
Timing the Montana real estate market based on interest rates is a multifaceted decision. High-interest-rate periods often offer affordability and negotiation power for buyers, while low rates can lead to higher prices and increased demand. Sellers may benefit from low rates by commanding better prices and experiencing faster sales, while high rates might require more patience and flexibility. Ultimately, the right time to buy or sell in Montana depends on your financial situation, goals, and your willingness to adapt to market conditions. It's advisable to consult with a local real estate agent who can provide insights specific to your area and guide you toward the best decision based on your circumstances.
Exploring Seller Financing.
Pros and cons for buyers and sellers.
In the world of real estate transactions, seller financing has emerged as an alternative option for both buyers and sellers. This arrangement involves the seller acting as the lender, allowing the buyer to purchase the property with a loan directly from the seller, rather than through a traditional mortgage lender. While seller financing offers certain advantages, it also comes with potential drawbacks. In this article, we'll delve into the pros and cons of seller financing for both parties involved.
Pros of Seller Financing:
1. Expanded Buyer Pool: Seller financing opens up opportunities for a wider range of potential buyers. Individuals who might face difficulties in obtaining a conventional mortgage, such as those with lower credit scores or irregular income, can still have a chance to own a property.
2. Simplified Process: Seller financing often involves a simpler and faster process compared to traditional mortgage lending. The absence of stringent bank requirements, extensive paperwork, and lengthy approval processes can expedite the sale and purchase of a property.
3. Negotiable Terms: Sellers have the flexibility to negotiate and customize the terms of the loan agreement. This includes setting the interest rate, repayment schedule, and even potential down payment, providing a degree of personalization that might not be possible with a bank.
4. Income Stream for Sellers: Seller financing allows the seller to generate a consistent income stream through the interest payments made by the buyer. This can be particularly appealing for sellers seeking steady cash flow in retirement or as an additional source of income.
5. Higher Selling Price: By offering financing, sellers can potentially ask for a higher selling price for their property. Buyers may be willing to pay a premium for the convenience and opportunity provided by seller financing.
Cons of Seller Financing:
1. Risk to Sellers: Sellers face the risk of default if the buyer fails to make payments on time. In such cases, the seller may need to go through the complex and time-consuming foreclosure process to regain possession of the property.
2. Liquidity Constraints: Sellers who choose financing may tie up a significant portion of their capital in the property, reducing their immediate liquidity and flexibility to invest in other ventures.
3. Limited Cash Payment: Sellers opting for financing may receive a smaller upfront payment (down payment) compared to an all-cash sale or traditional mortgage arrangement. This can impact the seller's ability to use the funds for other purposes.
4. Interest Rate Risk: Sellers can face interest rate risk, especially if they agree to a fixed interest rate over a long period. If market interest rates rise, the seller might miss out on potential higher returns.
5. Complexity: While the process is generally simpler than traditional financing, seller financing still involves legal, financial, and administrative complexities that both parties must navigate. It's important to consult professionals to ensure that the terms are legally sound and adequately protect both parties.
Seller financing can be an advantageous option for both buyers and sellers in certain real estate transactions. It offers flexibility, broader accessibility, and potential financial benefits. However, it also comes with risks and challenges, such as the potential for default and limitations on liquidity. Before entering a seller financing arrangement, it's crucial for both parties to thoroughly understand the pros and cons, seek legal and financial advice, and negotiate terms that align with their respective goals and circumstances.
