Prospecting.
And letting go the fear of putting myself out there.
As a real estate agent, I’ve tried multiple ways to connect with potential clients. Whether it's through cold calls, emails, or direct messages, or relying on referrals from past clients and community involvement, each method has its own set of challenges and rewards. However, my preferred approach has always been creating genuine relationships through activities and interests that I am passionate about.
The Cold Approach: Cold Calls, Emails, and DMs
As of late, I’ve tried cold calling, emailing, and direct messaging. These methods have pushed me out of my comfort zone, teaching me to handle rejection and develop resilience on the fly. Cold calls and emails have helped me build confidence in my communication skills and market knowledge, even though they often result in numerous rejections and lost listings. Each setback has been a learning experience, helping me refine my approach and become more assertive and knowledgeable.
Building Genuine Relationships
Despite the growth I’ve experienced through cold prospecting, my true passion lies in creating genuine relationships. I thrive on connecting with like-minded individuals through various activities such as coaching, participating in sports leagues, working out at the gym, and engaging with my hunting and fishing partners. These relationships are rooted in shared interests and mutual respect, providing a solid foundation for trust and collaboration.
The Power of Referrals
One of the most rewarding aspects of my career is receiving referrals from past clients. When a past client refers me to their friends or family, it’s a testament to the hard work and dedication I put into each transaction. These referrals are more than just business opportunities; they are endorsements of my character and work ethic. They mean the world to me!
Community Involvement and SOI (Sphere of Influence)
Being actively involved in the community is another cornerstone of my prospecting strategy. Whether it's through volunteering, participating in local events, or coaching youth sports, these activities allow me to give back to the community while building meaningful connections. My Sphere of Influence (SOI) includes friends, family, acquaintances, and anyone I interact with regularly. Maintaining and nurturing these relationships is crucial for long-term success in real estate.
The Importance of Personal Growth
Engaging with people who share my interests and passions pushes me to be better physically, mentally, and emotionally. These interactions not only enhance my personal growth but also improve my professional skills. I believe that by being the best version of myself, I can better serve my clients and build lasting relationships based on trust and mutual respect.
Embracing a Balanced Approach
While I prefer building relationships through face-to-face interactions and shared activities, I recognize the importance of balancing this with traditional prospecting methods. Cold calls, texts, and emails have become valuable tools - helping me reach a wider audience and stay connected with potential clients. This balanced approach ensures that I am well-rounded in my communication and marketing strategies.
Your Feedback Matters
I’m always curious to hear how others choose their real estate agent. Do you prefer working with friends or family? Do you rely on online reviews or referrals from colleagues? Or do you look for someone who is hungry and eager to prove themselves? Your feedback helps me understand what clients value most and how I can better serve them.
Moving Forward
Moving forward, I will continue to put myself out there and connect with people through the activities like the gym, on the field, or in the community – it’s who I am, and I love it. I’m committed to being knowledgeable, trustworthy, and dedicated to putting my clients in the best possible situation.
In the end, it’s not just about selling properties; it’s about building relationships and creating positive experiences for everyone I work with. I am excited to continue this journey and look forward to connecting with more amazing people along the way.
Feel free to share your thoughts and experiences. I’d love to hear them! How do you choose your real estate agent? What qualities do you value most? Let’s start a conversation and learn from each other’s perspectives.
Girl Dads.
And all it entails.
In the whirlwind of life, there are few roles as gratifying and demanding as that of a dad. It's a journey filled with moments of joy, laughter, and love, intertwined with challenges, pressures, and an overwhelming sense of responsibility. Prior to becoming a dad, I never fully grasped the depth of emotions and the weight of expectations that come with the title. But now, I understand why most dads seem to carry the weight of the world on their shoulders.
From the moment our daughters come into this world, a primal instinct kicks in—a fierce determination to protect, support, and provide for them in every possible way. It's an instinct that drives us to be the unwavering pillars of strength and stability in their lives, even when we may feel uncertain or overwhelmed ourselves. Suddenly, being a role model and a hero isn't a choice; it's an inherent part of who we are now.
As fathers, we are tasked with not only teaching our daughters about life but also demonstrating it through our actions each day. We must embody the values of strength, resilience, integrity, and compassion that we hope to instill in them. It's a responsibility that extends far beyond just passing along knowledge—it's about leading by example, showing up consistently, and being present through the highs and lows of life's journey.
One of the greatest privileges of fatherhood is the opportunity to mold and shape our daughters into the strong, beautiful, and smart women they are destined to become. We must teach them not only how to navigate the complexities of the world but also how to embrace their uniqueness and live authentically. Whether it's teaching them the importance of hard work, the value of perseverance, or the power of self-love, our actions speak louder than words.
Amidst the countless lessons, we strive to communicate, perhaps the most important is teaching our daughters how to love—both themselves and others. We must show them what it means to love fiercely, to love unconditionally, and to love without reservation. And in doing so, we lay the foundation for them to build meaningful relationships, pursue their passions, and carve out their own paths in life.
Yet, despite our best intentions, we are not perfect. We will stumble, we will make mistakes, and we will face challenges along the way. But it's how we respond to these setbacks that ultimately defines us as fathers. We must show our daughters the importance of resilience—the ability to bounce back from adversity, learn from failure, and emerge stronger than before.
In the end, fatherhood is a journey of constant growth, learning, and evolution. It's about embracing the privilege and responsibility of guiding another human being through life's twists and turns. And though the road may be set with uncertainties, one thing remains certain—we will walk it with unwavering love, dedication, and a commitment to shaping a brighter future for our daughters.
So to all the dads out there, I salute you. Your tireless efforts, sacrifices, and unwavering love do not go unnoticed. And though the journey may be challenging at times, the rewards are so worth it! Together, let us continue to show up, to lead by example, and to inspire the next generation of strong, confident, and compassionate women.
The NAR Settlement.
And where we go from here.
The recent settlement involving the National Association of Realtors (NAR) has significantly impacted the real estate market. It's essential to grasp the implications of these changes and understand how they might affect your buying or selling experience.
Understanding the NAR Settlement
The lawsuit against the NAR focused on alleged anti-competitive practices related to commission information sharing. As a result, the NAR has agreed to make changes that will lead to more transparency in commission and broker fees.
What to Expect Moving Forward
Increased transparency in commission information empowers buyers and sellers to make more informed decisions. This transparency might foster greater competition among real estate agents, potentially resulting in better pricing and services.
However, it's important to recognize that the full effects of the settlement may take time to unfold. In the short term, there might be some uncertainty as the industry adjusts. Nonetheless, the long-term benefits of increased transparency are promising.
How the Game Has Changed
The real estate landscape has undoubtedly shifted with the NAR settlement. Buyers and sellers now have access to more information, enabling them to negotiate better deals and make more informed choices.
For real estate professionals, the settlement underscores the importance of transparency and providing value-added services. Agents who prioritize these aspects are likely to thrive in this new environment.
Key Questions to Ask Your Realtor
Whether you're selling or buying, asking the right questions can make a difference:
How will the NAR settlement affect my transaction? Understanding the impact of the settlement on your situation is crucial for navigating the process effectively.
What is your approach to pricing and commission? Ensure that your realtor's pricing and commission structure align with your expectations.
What additional services do you provide? Inquire about any value-added services your realtor offers to facilitate a smooth transaction.
Can you provide references or testimonials? Past client experiences can provide insight into your realtor's track record and customer satisfaction level.
How do you handle negotiations? A skilled negotiator can significantly impact the outcome of your transaction. Ensure your realtor has a proven negotiation track record.
Conclusion
The real estate market is constantly evolving, and the NAR settlement is a significant development in this ongoing transformation. By understanding these changes and asking the right questions, buyers and sellers can navigate the real estate landscape with confidence. With transparency and informed decision-making, the future of real estate holds promise for everyone involved.
75 Hard
Let’s do this!
Hey there, peeps! It's MontanaMatt coming at you with another journey toward self-improvement. Now, if you know anything about me, you know I'm all about pushing my limits, striving for excellence, and spreading positive vibes wherever I go. Well, today is no different. I’ve decided to take on the challenge of 75 Hard - I’m sure most of you have heard of it.
First things first, let's talk about the workouts. Two 45-minute sessions a day? And one must be outside! That's what I call doubling down on greatness. I'm always up for a challenge, and this is no exception. I love starting my day with a good sweat but ending it with one too will be a new test. I’m curious to see how my body responds and recovers.
Now, when it comes to fueling my body, I'm all about that wholesome goodness. Organic meat, fruit, honey, dairy, and nuts – that's my jam. Not only does it make me feel amazing, but it also keeps me fueled and ready to tackle whatever life throws my way. When you look good, you feel good, you play good!
But here's where it gets interesting – the daily progress pic. Now, I'll admit, I'm not exactly a selfie pro. But hey, if it means holding myself accountable and inspiring others along the way, then count me in. Plus, who doesn't love a good transformation story?
And let's not forget about the mental gains. Reading 10+ pages of a non-fiction book every day? Now, that's my kind of challenge. Knowledge is power, my friends, and I'm all about expanding my mind and feeding my curiosity. Plus, it's a great way to unwind after a long day of grinding.
But wait, there's more. No booze, no weed. Yeah, you heard me. Now, I'm not much of a drinker these days, but saying goodbye to the occasional weed gummy or joint? That's going to sting a bit. But hey, sacrifices must be made in the pursuit of greatness, right?
And just to up the ante a little more, I've thrown in a career-related component. Making 20 contacts per day for my business. Cold calling, email outreach, social media hustle – you name it, I'm doing it. Because at the end of the day, it's not just about physical transformation; it's about leveling up in every aspect of your life.
So there you have it, guys. I'm on day 4 of this journey, and I've got 71 days left to go. And let me tell you, I'm fired up. It's going to be tough, it's going to be challenging, but it's going to be worth it. Because when you compete against yourself and strive to be the best version of yourself, that's where the magic happens.
So, here's to embracing the challenge, pushing our limits, and becoming the best versions of ourselves. Let's get better today, so that our friends, family, career, and future selves will thank us tomorrow.
Listing In The Spring.
The pros and cons of listing your Montana property in the spring.
Spring in Montana – a time when nature hits the refresh button and the vibrant greens and wildflowers start to pop. It's also a prime season for homeowners to consider putting their property on the market. But, like everything, there's a mix of good and not-so-good when it comes to springtime selling in the MT.
Why Spring Selling Rocks:
1. Curb Appeal That Wows: Picture your home framed by freshly blossomed flowers and a lawn so green it looks like it belongs in a magazine. That's the magic of spring. It's like Mother Nature herself is helping you stage your home for the perfect Instagram-worthy shot.
2. Let There Be Light: Longer days mean more sunlight flooding through your windows, making every corner of your home feel warm and welcoming. It's like having your own personal spotlight, showing off your space in all its glory.
3. Outdoor Oasis: From backyard barbecues to morning coffees on the porch, spring lets you flaunt your outdoor living spaces. Decks, patios, and gardens become the stuff of dreams for potential buyers itching to soak up the Big Sky Country vibes.
4. Buyer Buzz: Spring marks the start of house-hunting season, with eager buyers emerging from their winter hibernation. Your home becomes a hot commodity, attracting serious inquiries faster than you can say "sold."
5. Timing Is Everything: Families looking to make a move often prefer to do it when school's out for summer. Listing in spring gives them plenty of time to find their dream home and settle in before the next school year starts.
The Not-So-Sweet Stuff:
1. Battle of the Listings: Sure, more buyers are out and about, but that means more sellers are vying for their attention too. To stand out, you'll need to up your game with killer curb appeal, savvy marketing, and a price tag that turns heads.
2. Weather Woes: Montana's spring weather can be as unpredictable as a game of roulette. One day it's sunshine and blue skies, the next it's a surprise snowstorm. Mother Nature's curveballs can put a damper on open houses and slow down the sales process.
3. Maintenance Mayhem: Keeping up with spring chores like mowing the lawn and sprucing up the garden can feel like a full-time job. Balancing upkeep with showings and negotiations takes serious juggling skills.
4. Market Rollercoaster: Just because it's spring doesn't guarantee a red-hot market. Economic factors and other variables can throw a wrench into your plans, affecting how quickly and for how much your home sells.
5. High Expectations: With more homes hitting the market, buyers can afford to be picky. Your home needs to shine brighter and stand taller than the competition to seal the deal. It's all about making that unforgettable first impression.
So, there you have it – the highs and lows of springtime selling in Montana. It's a season of renewal, both for nature and for homeowners looking to make a move. With a little preparation, a dash of patience, and maybe a sprinkle of luck, you'll be well on your way to turning that "For Sale" sign into a sold sticker. Reach out if you have any questions!
The Reset.
A week in Kauai.
Life has a funny way of keeping us on our toes, doesn't it? Between the demands of work, the chaos of our home renovation, and the joy (and exhaustion) of welcoming Charlee to the world - the past few months has been a little crazy. And if I'm being honest, I'm not great at hitting the pause button. I thrive on productivity and staying connected, even when I know I should take a breather.
But here I am, sitting on the shores of Kauai, surrounded by the beauty of this Hawaiian paradise, and I've made a promise to myself: it's time to unplug, recharge, and truly be present.
Now, I won't lie – old habits die hard. So, I had to set some ground rules. My phone and laptop are strictly for the mornings before everyone else is awake and reserved solely for handling any urgent matters that might pop up. The rest of the day is dedicated to soaking in every moment with my family and exploring the wonders of Kauai.
And let me tell you, this place is perfect for both relaxation and adventure. From teeing off on world-class golf courses to trekking through lush rainforests, from savoring mouthwatering local cuisine to lounging on pristine beaches or poolside, there's no shortage of ways to unwind and recharge.
Of course, we'll also be catching the Masters – because even in paradise, some traditions are worth keeping alive.
But I can't help but wonder: am I the only one who struggles to switch off on vacation? I doubt it. In today's hyper-connected world, the pressure to always be available can feel suffocating, even when we're supposed to be taking a break. But maybe, just maybe, by sharing our experiences and supporting each other, we can learn to let go of the guilt and truly embrace the art of unplugging.
So here's to a week of resetting, escaping the chaos and embracing the present moment. Here's to unplugging, even if it's just for a little while. And here's to creating memories that will last a lifetime, surrounded by the ones we love in the stunning backdrop of Kauai.
Mahalo!
New Beginnings.
Moving in, mistakes, a much-needed break.
We finally moved in! And it's been one hell of a ride from closing day to move-in day. Demoing, installing, painting, and a whole lot of trial and error. But hey, that's the fun of turning a house into a home, right?
Now, don't get me wrong, we're stoked about the upgrades we've made - and walking into our revamped space feels damn good. But let's keep it real – there's still plenty of work to be done. Those finishing touches? Yeah, they're on the to-do list.
But here's the scoop: we're not afraid to own up to our mistakes. From oops moments to major setbacks, we've had our fair share. But you know what? It's all part of the journey. And boy, do we have stories to tell.
In the next few blogs, I’ll be spilling the beans on our renovation blunders, the dos and don'ts we've learned the hard way, and our top tips for anyone else diving into a budget-friendly home makeover.
But before we dive into all that juicy stuff, let's talk about the ultimate escape plan: Kauai. That's right, we're jetting off for some much-needed R&R. Beaches, sunshine, and quality time with the fam – I can’t wait! Bring on the golf courses and lazy beach days – we are ready to recharge our batteries.
So, as we say aloha to Columbia Falls (for now), we're embracing the chaos, the mistakes, and the adventures that come with being real estate investors. Stay tuned for more updates, insights, and shenanigans from our wild ride.
Catch you on the flip side – mahalo!
Am I A Blogger Now?
I can’t believe it’s already been a year.
March of last year marked the beginning of a personal challenge that I never thought I'd be able to complete - committing to writing one blog per week for an entire year. As I sit here now, reflecting on the journey that I've embarked upon, I'm filled with a sense of pride and accomplishment. I can hardly believe that I've actually done it.
Let me start by saying that I've never been one to share my feelings or experiences with the world. Writing wasn’t something I considered myself great at. However, this commitment has led me down a path of discovery and growth that I never anticipated. It's become more than just a task to check off my list each week; it's become a healthy habit, a form of therapy, and a means of self-expression.
In my quest to write consistently, I've tried to add variety into my blogs. Whether it's offering insightful tips on real estate matters, sharing pieces of my personal life, or writing a love letter to my family, I've tried to keep things interesting for my extremely small audience (shoutout to my love, sister, mom, and dad lol).
One thing I've learned along the way is the power of vulnerability. It turns out that the more personal and heartfelt my blogs are, the more clicks and reads they receive. This revelation doesn't surprise me; after all, I too am drawn to stories of real-life experiences and lessons learned. There's something deeply human about sharing our struggles and triumphs, and it's a privilege to be able to do so through my writing.
So, dear readers, as I endure another year of blogging, I turn to you for help. What topics would you like to read more of? Are you interested in hearing more personal stories and experiences, diving deeper into real estate topics, or perhaps joining me on my crazy adventures? Or maybe all of the above? Your feedback is much appreciated as I continue to figure out this whole blog thing and grow as a writer.
Initially, I attempted to stick to a structured approach - carefully alternating between different topics each week. However, I've since realized that my best writing comes when I let inspiration guide me. Whether it's a personal revelation or a professional milestone, I write about what moves me in the moment. It seems to work for me.
As I look ahead to the next 52 weeks, I feel a sense of excitement and anticipation. I've come to love this weekly ritual of pouring my thoughts onto the page, and I'm curious to see where it takes me next. Writing has become a hobby of mine! That’s crazy to actually say.
Thank you for joining me on this journey! Your support and encouragement mean a lot to me. Here's to another year of growth, discovery, and storytelling. And remember, feedback is always welcome and appreciated. Let's make this next year even better than the last. Cheers to the adventure ahead!

One Year Without Booze.
It’s been eye opening to say the least.
March 10th marked a significant milestone in my life – one year without a drop of alcohol. This decision, initially met with skepticism from those around me, has transformed my mornings, my relationships, and most importantly, my overall well-being. In this blog, I want to share the takeaways from the past year.
Reclaiming Mornings and Rediscovering Clarity: One of the most immediate and gratifying changes I experienced was the return of my cherished mornings. No longer waking up foggy or hungover, I now greet each day with clarity and intention. This newfound mental clarity has allowed me to be fully present in the moment and has opened a world of possibilities for me.
Embracing the Things I Love: Without the haze of alcohol clouding my judgment, I've been able to rekindle my passion for activities that bring me joy. Whether it's a rigorous workout, a morning run, working on my business endeavors, spending quality time with my family, or exploring the beautiful state I call home – I can now pursue these activities at my fullest potential.
A Remarkable Improvement in Health: One of the most tangible and rewarding outcomes of this alcohol-free year has been the significant improvement in my health. Physically and mentally, I feel stronger, more energetic, and more resilient. The positive impact on my overall well-being has been a powerful motivator to continue this journey of sobriety.
Harmony in Relationships: Alcohol has a tendency to fuel unnecessary conflicts, and my wife and I were no strangers to those heated, alcohol-induced arguments. Since eliminating alcohol from our lives, those senseless disputes have vanished. Sure, we still have our bickering moments, as any couple does, but the toxic disagreements stemming from drinking have become a thing of the past.
Saying No and Finding Pride: In a society that often associates socializing with alcohol, saying no to a drink can be met with raised eyebrows. However, I've come to realize that my sobriety is not a weakness but a strength. I now take pride in my ability to say no and be fully present in social situations. Being in control of my choices has empowered me to enjoy moments more authentically.
Missing the Rituals: While the past year has brought immense benefits, it would be disingenuous not to acknowledge the moments I miss – the taste of a cold beer with friends, a glass of wine on date night, or sipping whiskey around a campfire. These rituals held a place in my life, and I'm sure I'll partake in them again at some point.
As I reflect on the past year, I am filled with gratitude for the positive changes that sobriety has brought into my life. The clarity, improved health, and harmonious relationships far outweigh the occasional longing for the familiar taste of alcohol. This journey has not only defied societal norms but has also given me a renewed sense of purpose and a deeper appreciation for the moments that matter most. One year without booze – a journey well worth taking.
The Shady Trades.
The struggle is real.
Hey everyone! As most of you know, Erin and I are in the middle of our home renovation project, and let me tell you, it's been a wild ride. We're having a blast, learning tons, but man, finding reliable, honest folks in the trades? That has been a struggle.
You know the drill – electricians, plumbers, mold restoration experts – we've been through it all. And let me tell you, we’ve had our fair share of disappointments. From crazy overcharges to broken promises, and don't even get me started on the days they just ghosted on us, leaving our project hanging.
One of the worst moments? Paying a fee for someone to show up and give us a quote, only to never hear from them again. Like, what? Is this how the game is played now?
Now, I'm no stranger to the game – I'm on-site most days, keeping tabs on what's getting done and what's not. And even with my daily records, some of these guys had the nerve to try and charge us for hours they never worked! Can you believe it? For those of you that know me… you can imagine my fury.
The icing on the cake was when the owner tried to tell me I was in the wrong and flat out lying. Buddy, I'm there every day; I know what's up. It's frustrating to think about how many people they might be pulling this on who don't have the chance to question it.
But hey, we're not taking this lying down. Once this project is over, you bet some of these companies are getting reviews that might just shake up their business a bit. Should've thought twice before trying to pull a fast one on us.
Now, let's not dwell on the negative. Shoutout to the good ones – the honest, hardworking folks we've had the pleasure of working with. You guys are incredible, and you've earned our future business and recommendations.
To the shady ones? Well, karma's a bitch. What goes around comes around, and we're not afraid to call it out. It's not just about us; it's about creating a community where we share our experiences, protect each other, and ensure that the trades industry is a place where honesty and hard work wins.
So, if you're reading this, we want to hear your stories too. Let's build a network where we can help each other find the good, honest help in the trades. After all, we're all in this together!

1. Curb Appeal Matters: Spring and summer are the perfect times to showcase your home's exterior. Ensure that your lawn is well-manicured, flower beds are in bloom, and the exterior is freshly painted. A welcoming first impression can significantly impact a buyer's decision.
2. Highlight Outdoor Spaces: Montana's natural beauty shines during the warmer months, and buyers are likely to appreciate outdoor spaces. Showcase your patio, deck, or backyard by setting up cozy seating areas, adding potted plants, and ensuring the space is clean and well-maintained.
3. Embrace Natural Light: Take advantage of the longer daylight hours by maximizing natural light within your home. Open curtains, clean windows, and consider strategic placement of mirrors to create a bright and airy atmosphere.
4. Freshen Up Interiors: Consider a fresh coat of neutral paint to brighten up rooms and make them appear more spacious. Declutter your home, depersonalize spaces, and organize closets to help potential buyers envision themselves living in the space.
5. Photography and Virtual Tours: Leverage high-quality photography and virtual tours to showcase your home online. With many potential buyers beginning their search on the internet, captivating visuals can make your property stand out and generate more interest.
6. Highlight Montana Lifestyle: Capitalize on the appeal of Montana living. Showcase any unique features such as mountain views, proximity to outdoor recreational areas, or nearby attractions. Highlighting the lifestyle your property offers can be a powerful selling point.
7. Energy-Efficient Features: With a growing emphasis on sustainability, emphasize any energy-efficient features your home may have. This could include solar panels, energy-efficient appliances, or well-insulated windows. Buyers may appreciate the long-term cost savings associated with these features.
8. Flexible Showing Schedule: Recognize that the warmer months often mean more outdoor activities for potential buyers. Be flexible with your showing schedule to accommodate those who want to explore the area or participate in seasonal events.
9. Stay Informed on Market Trends: Keep a close eye on the local real estate market trends. With falling interest rates, it's essential to stay informed on how this affects buyer demand and pricing in your area. Consult with a local real estate professional (me) for the most up-to-date information.
10. Effective Communication: Clearly communicate the benefits of your property to potential buyers. Highlight any recent upgrades, the condition of the roof, and other maintenance efforts. Being transparent and proactive can build trust with potential buyers.
Conclusion: As you prepare to sell your Montana home this spring or summer, these strategies can set you on the path to success. With favorable market conditions and a proactive approach, you can make the most of this opportunity and welcome the next chapter in your real estate journey. Happy selling!

Learning as we go over here!
Erin and I are diving headfirst into our very first remodeling adventure in the growing city of Columbia Falls. We are about to close on this little 2-bed, 1-bath fixer-upper, and we're convinced it's not just a house; it's an investment and a future rental.
This cozy two-bedroom, one-bathroom gem is about to get a major facelift. We're dreaming big, folks! This place is our canvas, and we're ready to transform it into the investment property of our dreams.
Our to-do list is no joke. We're not just talking about a fresh coat of paint; we're going all-in. Adding a bathroom, remodeling the kitchen from scratch, repainting the whole interior, and throwing in some swanky new features. Oh, and did we mention replacing floors, decks, and adding a cute little shed? This could get very interesting!

We're grappling with the sheer number of moving parts in a full remodel. From countertops to kitchen cabinets, paint to appliances – the list seems never-ending.
Supporting local is our vibe, but let's be real, sometimes those big-box stores like Home Depot or Lowes have deals that just make sense. It's a tough dilemma between being loyal to the community and snagging a bargain.
For those of us not blessed with the handy gene, finding trustworthy contractors is a whole new ball game. We're on a quest for honest, hardworking, and reliable folks to turn our vision into reality. Recommendations, anyone?
The excitement is real, and we can't wait to share the play-by-play of our remodeling journey. Progress pictures, before-and-after shots, and all the behind-the-scenes chaos – stay tuned for the good, the bad, and all the learning experiences.

From newbie mistakes to unforeseen victories, our Columbia Falls remodel will be a rollercoaster, and we're strapping in tight. Any tips or recommendations from fellow remodelers? Reach out! Here's to making this first-time remodel a success – one less mistake at a time. Cheers!
The Recap.
Project 100 is complete.
As you read this, I have officially reached Day 100 of 100 in “Project 100”. For those unfamiliar with this challenge I’ve created, it involves a 5-minute cold plunge to start the morning, followed by 30 minutes of hardcore cardio or workout, 15 minutes of yoga/stretch, and topped off with a rewarding 15-minute sauna session. It's been a rollercoaster, and here are the raw thoughts and reflections as I look back.
Consistency Amid Imperfections: Let's keep it real – perfection is a unicorn. I didn't nail every stretch or hit every cardio session, but the scoreboard reads 89 out of 100 stretches, 94 out of 100 cardio/workout sessions, and a solid 96 out of 100 sauna soaks. But you know what? I did do a perfect 100 out of 100 cold plunges. I am damn proud of that!
Morning Routine: The order of my morning routine has become a sacred ritual. First, hunt down a lake, river, or my horse trough for the daily cold plunge. Then, warm up naturally with a workout or a run, stretch out the kinks, and finally, bask in the glory of a rewarding sauna session.
Discipline vs. Comfort Zone: The workout, cardio, and sauna bits – those were a breeze. I love them. But the stretching and cold plunge? Not so much. It tested my discipline – forcing me to override the feelings of discomfort and press on. It's easy to do what you love, but true discipline lies in conquering what challenges you.
The Cold Plunge Mentality Shift: Let's talk about that cold plunge. It's no ordinary dunk; it's a mind game changer. Starting every day with a plunge into 40-degree or less water has shifted my mentality to a whole new level. If I can face that shock every single morning, I can face anything life throws at me – business challenges, emotional hurdles, you name it.
The Power of 5 Minutes: That brief 5-minute dip has opened up avenues in my brain. It's not just about physical strength; it's a mental reset. By sitting there, staying calm, controlling my breath, I've learned to assess situations without fear, anxiety, or doubt clouding my judgment. If I can brave 33-degree water when it's -17 outside at 5 AM, trust me, nothing can hold me back.
Believing in Unseen Strength: This project has been a testament to the belief that we all have way more in us than we give ourselves credit for. Pushing myself to the limits, testing my body's resilience, and exploring the depths of my mental fortitude has been an eye-opener. The mind and body connection is a force to be reckoned with, and I can’t wait to see where it takes me.
Continuing the Cold Plunge Tradition: As I wrap up Project 100, I'm not slowing down. I've witnessed incredible benefits – a stronger immune system, mental resilience, and an unshakeable belief in my capabilities. Cold shock proteins or not, I've found the morning plunge to be the secret sauce to tackling my day, and I'm not letting go of that anytime soon.
A Challenge to Discover Your Limits: So, why do I love pushing myself like this? It's not just about the physical feats; it's about peeling back those unexplored territories within. We all have reservoirs of strength waiting to be discovered. Project 100 has been my way of tapping into that well, and I'm all in to see where this journey of self-discovery takes me.
In closing, let's remember that we are stronger than we think. Whether it's facing the cold, tackling business challenges, or embracing the unknown, the human spirit is resilient. So, here's to pushing boundaries, embracing discomfort, and venturing into the uncharted – because the best is yet to come!
The Ranch.
A lasting legacy.
I'm excited to share a big part of my life with you – The Ranch. It's nestled in the peaceful hills of Mendocino County, CA, and it's not just land; it's a huge part of who I am. Let me take you through the amazing journey that The Ranch has taken me on, turning me into the outdoorsman and conservationist I am today.
Imagine a place without distractions, where the air is fresh, the night sky is full of stars, and nature is your playground – that's The Ranch. I learned survival skills, the value of hard work, and found joy in hunting and camping.
Looking back, most of my favorite memories are tied to this special place. And guess what? I'm now the proud owner, with my name officially on the title! It feels incredibly surreal.
But The Ranch means way more than a personal win; it's a legacy to pass down. I've always dreamed of sharing survival wisdom, a strong work ethic, and a deep connection to nature with my kids. With ownership in hand, that dream is now a reality.
Growing up surrounded by The Ranch's beauty turned me into the outdoorsman and conservation advocate I am today. Whether sleeping under the stars, exploring the wild with a rifle, or taking care of the property – I've done it all.
The lessons I learned go beyond practical skills; they're a way of life. From my dad, I learned hard work, and my grandpa shared wisdom on property taxes, easements, and partnerships. Now, those lessons guide me as a Land & Ranch Consultant.
My mission is clear: with The Ranch in my care, I'm committed to conserving it for future generations. In a world where land is limited, conservation is vital. I want my daughter, Charlee, to experience the wonders of the wild, even though we're now in Montana. Our visits to The Ranch may be less frequent, but the legacy of it will live on.
Here's to The Ranch – not just land, but a story of passion, dedication, and a lasting love for the great outdoors.
Home Insurance.
A real estate advisor’s perspective.
As a real estate advisor, I have often found myself diving into the intricacies of the home-buying process; helping guide clients through all the decisions involved in acquiring a property. However, one aspect that has always posed a challenge for me is understanding the nuances of home insurance in Montana. Despite being well-versed in real estate matters, the complexities of insurance policies have been a learning curve, even for someone with years of experience.
Home Insurance – Not A Home Warranty:
Home insurance is a crucial component of protecting your investment in real estate, providing financial protection against unexpected events that could damage or destroy your home. However, it's important to recognize that home insurance is not the same as home warranties, a misconception that many, including myself, have encountered.
Understanding Coverage:
One of the challenges I faced was comprehending the extent of coverage offered by home insurance policies. They typically encompass protection against perils such as fire, theft, vandalism, and certain natural disasters. However, it's vital to note that not all policies are created equal, and homeowners should carefully review the specifics of their coverage to ensure it aligns with their needs.
Exclusions and Limitations:
In my journey of learning home insurance coverages, I discovered that policies often come with exclusions and limitations. Certain events or damages may not be covered, and understanding these nuances is crucial for homeowners. Common exclusions include flooding, earthquakes, and normal wear and tear. It's imperative for individuals to assess their geographical location and property needs to determine whether additional coverage, such as flood insurance, is necessary.
Personal Property Coverage:
Home insurance not only protects the physical structure of your home but also extends coverage to personal belongings. This includes furniture, electronics, and other valuables. As a real estate advisor, I've come to realize the importance of encouraging clients to create detailed inventories of their possessions, aiding in the claims process in the event of loss or damage.
Liability Protection:
Beyond property and belongings, home insurance provides liability protection. This protects homeowners against legal and medical expenses if someone is injured on their property. Understanding the extent of liability coverage is crucial, as inadequate protection could lead to financial strain in the event of a lawsuit.
The Importance of Trusted Guidance:
As with everything in life, it's crucial to find somebody who is knowledgeable and trustworthy to guide you through the complexities of home insurance. Building a relationship with a reputable insurance agent can be invaluable in helping you decipher complex policy details, ensuring that you make informed decisions tailored to your needs.
By fostering a partnership with a trusted insurance professional, homeowners not only gain access to valuable insights but also establish a reliable source of support in times of uncertainty. This collaborative approach between real estate advisors and insurance experts strengthens the foundation of homeownership, providing a comprehensive and well-rounded strategy for protecting one's investment.
In conclusion, as we continue to expand our knowledge in the real estate industry, finding a knowledgeable and trustworthy guide becomes a pivotal aspect of the journey. By breaking down home insurance and emphasizing the importance of trusted partnerships, we empower homeowners to navigate the complexities of property ownership with confidence and assurance.
Safeguard Your Success.
A real estate agent’s guide to avoiding legal headaches.
Hey, savvy real estate pros! As you embark on your journey through this crazy world of real estate, there's more to success than just sealing deals. It's about safeguarding your path, steering clear of legal dustups, and emerging triumphant if you ever find yourself in a legal tussle. So, grab a cup of coffee, kick back, and let's dive into a no-nonsense guide to self-protection and winning legal battles in the real estate field.
1. Set the Ground Rules Clearly: It's like laying out the rules of a board game. Be crystal clear about your business hours, preferred communication styles, and what you're bringing to the table. Clear communication is your first line of defense against potential misunderstandings that could lead to legal troubles.
2. Pick Your Partners Wisely: Think of client screening like assembling your dream team. Look beyond just financial qualifications and assess compatibility. Spotting potential red flags early on helps you dodge legal landmines and work with clients who are a solid fit.
3. Lock Down Your Communication: Your clients' information is like Fort Knox - protect it! Use secure communication channels, encrypted messages, and safeguard those emails. It's not just about ethics; it's about dodging legal bullets by keeping sensitive data under lock and key.
4. Document Everything, Dot Every 'I': Detailed records of every interaction, agreement, and transaction aren't just for show—they're your legal shield. When disputes arise, these records will be your trusty sidekick, ready to prove your case.
5. Be Your Own Security Detail: Personal safety is more than just watching your back; it's about avoiding situations that could land you in legal hot water. Share your whereabouts, especially with new clients. And hey, consider using safety apps or devices to add an extra layer of protection - better safe than sorry!
6. Insure Your Professional Backside: Think of professional liability insurance as your real estate protection. When legal storms hit, this insurance steps in, covering legal defense costs and potential settlements. It's your safety net in the crazy world of lawsuits.
7. Stay in the Legal Know: Knowledge is power, especially when it comes to legal matters. Stay up-to-date on local laws, regulations, and compliance standards. Regularly tune into legal education programs, because the more you know, the less likely you are to accidentally step on legal landmines.
8. Keep It Drama-Free: Want to dodge lawsuits? Keep it real and drama-free. Be transparent, manage expectations, and address concerns immediately. If conflicts pop up, consider mediation or other dispute resolution methods to squash issues before they escalate to full-blown legal battles.
9. Facing Legal Showdowns: If you find yourself in a legal standoff, call in the pros—real estate attorneys, that is. Arm them with all your relevant documents and details. A solid legal defense strategy, built on accurate records and ethical practices, can be your secret weapon for a favorable outcome.
10. Stay Pro, Even in Legal Limbo: When legal storms hit, professionalism is your anchor. Respond with respect, meet deadlines, and cooperate like a pro. Your professionalism can sway the court's opinion in your favor and pave the way for a smoother resolution.
Conclusion: So there you have it! As you embark on this journey, remember to shield yourself, avoid legal dustups through transparency, and if you ever find yourself in a legal showdown, arm up with a robust defense. With the right strategies, you'll not only seal the deal but come out unscathed. Here's to your drama-free success.
Work-Life Balance.
Is there such a thing?
Life is a whirlwind, isn't it? Especially when you're in the business of building an incredible life for yourself and your family. I'm currently knee-deep in the adventure of parenthood, navigating the uncharted territory of balancing work, life, and the beautiful chaos that comes with a 3-month-old bundle of joy named Charlee.
It's a daily grind that leaves you wondering where the time went, what you accomplished, and if you're getting any closer to those big goals. For me, a self-proclaimed go-getter, this has been a challenge. If I'm not getting better, I feel like I'm getting worse – a mantra that's both a blessing and a curse.
Now, throw in the structured routines that are non-negotiables for my health and career – cold plunges, workouts, stretching, saunas, calls, texts, emails, meetings – it's a juggling act, to say the least. Sacrifice becomes the secret ingredient in this ambitious recipe.
In the pursuit of being a devoted father, a supportive husband, a top-notch real estate agent, and a relentless gym warrior, something's got to give. Lately, it's been sleep. I understand it affects my health, but I've always been one to function well on minimal sleep. Late nights and early mornings have become my norm, allowing me to cram in all the essentials before Erin and Charlee rise, ensuring my cup is full to pour into theirs.
The business side, though, presents a different challenge. Showings, contracts, negotiations, emails, and calls demand attention, and finding those elusive time slots can feel like searching for a needle in a haystack. As men, we're wired to be providers, taught to shoulder it all. Yet, time is a precious commodity, and it's okay to say no.
A favorite quote of mine is, "If it's not a f*ck yes, it's a no." Translation: if it doesn't light you up, enhance your life, or take you closer to your goals, don't waste your time. It's a tough lesson, but one that's essential in the delicate dance of work, life, and the pursuit of greatness.
So here's to the late nights, early mornings, and the sacrifices we make to build the lives we dream of – a toast to the journey, the hustle, and the sweet victories that come with finding that elusive balance.
P.S. - Veteran Dads, I’m open to all advice you may have!
